GUARANTEED PROMISE OF SERVICE: I intend to provide you with excellent service. It is not my intent to just sell your property; I want you to become my customer for life! As part of my commitment of service to clients, I will provide the following services:
  1. Provide a true and accurate Comparative Market Analysis based on data obtained from the Greater Lane County Multiple Listing Service. This study lists the features of your house, comparing these with similar homes that have been sold and provides information on homes that are presently on the market, to determine the probable selling price. The information provided by MLS is deemed reliable, but not guaranteed.

  2. Prepare a good faith estimate of anticipated expenses reflecting the approximate estimated net cash you could receive based on Seller's requested sale price.

  3. Provide you with a Marketing Plan outlining the types of marketing that will be used to advertise your home and an approximate time line as to when these events and activities will occur.

  4. Contact you regularly to report on the selling progress of your home.

  5. Review your competitive selling position every 30 days.

  6. When at all possible, conduct a preliminary qualification of prospective buyers before showing your house and endeavor to have cooperating brokers and agents do the same.

  7. Submit the sale to the escrow company of choice and work in conjunction with the escrow closer in obtaining all necessary information for the timely closing of the sale.

  8. On final signing of sale documents, order a preliminary title report from the Title Company. On receipt of this report, work with escrow closer, title examiner, Client and/or client's attorney to remove from the record title any liens, encumbrances or defects (referred to as clouds' on title) that might render the property title unmarketable.

  9. Assist in obtaining any necessary inspections and reports as required for the sale. I will be available as necessary for meeting appraisers and inspectors.

  10. Offer application assistance to qualified buyers for necessary financing; and assist in arranging affordable financing for the buyer of your house.

  11. Monitor the progress of the pending sale by keeping in touch with the buyer's lender and keep you informed on a regular basis.

  12. Exert every effort to help close the sale in a timely manner.

I want you to be completely satisfied with my service. Therefore, you may cancel your listing at any time during the marketing period prior to receiving an acceptable offer to purchase your home.
